Cost of living in London: how it stacks up against Sydney and Melbourne
London isn't dearer than Sydney on every line. It's dearer where it hurts: rent, measured against what a typical job pays.
The short version
- The average London rent was £2,338 a month in September 2026 [1]. Sydney's median asking rent was A$750 a week for a unit in March 2026, Melbourne's A$600 [2].
- UK median full-time pay was £811.20 a week in April 2026 [3]. Australia's average full-time adult ordinary earnings were A$2,083.70 a week in May 2026 [4].
- On those numbers, rent takes a noticeably bigger bite of a typical London pay packet than in Sydney or Melbourne.
- Public transport is excellent and capped. A day in zones 1 and 2 tops out at £8.90 on pay as you go [5].
- Council tax and energy are extra costs most Aussies don't budget for properly [6][7].
Why we don't just convert the prices
Most cost-of-living comparisons take a London price, convert it to dollars and gasp. That's misleading if you'll earn pounds. What matters is how far a London salary goes in London, compared with how far an Australian salary goes at home.
So in this guide we compare each city in its own currency, then look at the share of income each cost eats. If you're moving savings across, check the live exchange rate on the day. It moves, and it changes how big your buffer really is.
Rent: the biggest gap
| City | Measure | Typical rent (2026) |
|---|---|---|
| London | ONS average, all property types, Sept 2026 | £2,338 a month [1] |
| London, Kensington and Chelsea | ONS borough average, Sept 2026 | £3,739 a month [1] |
| Sydney | Domain median asking rent, units, March 2026 | A$750 a week [2] |
| Sydney | Domain median asking rent, houses, March 2026 | A$800 a week [2] |
| Melbourne | Domain median asking rent, units, March 2026 | A$600 a week [2] |
| Melbourne | Domain median asking rent, houses, March 2026 | A$590 a week [2] |
A quick rule of thumb: £2,338 a month is roughly £540 a week. Set against UK median full-time pay of £811.20 a week [3], that's about two-thirds of a typical gross weekly wage. A Sydney unit at A$750 a week against average full-time earnings of A$2,083.70 [4] is a bit over a third.
Treat that as a rough guide, not a precise ratio. The ONS figure is an average across all rentals, Domain's are median asking rents for new listings, and the UK pay figure is a national median while the Australian one is a mean. London wages also run above the UK median, and London's full-time pay grew 8.2% in the year to April 2026, the fastest of any UK region [3]. Even so, the gap is real. It's why so many Australians flatshare in London for longer than they would at home.
London rent growth has also cooled. The ONS put annual London rent inflation at 3.5% in September 2026 [1], and Sydney's median asking rents were flat over the March 2026 quarter, while Melbourne's rose [2].
Pay and tax
UK wages look low in raw numbers if you're used to Australian salaries. Tax works differently too.
The UK tax bands
For 2026–27 in England, the personal allowance is £12,570. You pay 20% income tax on the next £37,700 of taxable income, and 40% above that [8]. National Insurance is deducted on top of income tax through your payslip.
There is no compulsory employer super of the kind Australians are used to. UK workplace pensions work differently, so ask what your employer actually contributes and factor that in when you compare job offers.
Two things Australians miss
- You still need to think about the ATO. If you remain an Australian tax resident, your London salary may also need to go on your Australian return. Our tax residency guide explains the tests.
- Your super keeps ticking. Fees and insurance inside your Australian super still come out while you're away. See your super while you live overseas.
Transport: London's bargain
This is where London often beats home. You can live without a car, and fares are capped daily and weekly.
| London fare (from March 2026) | Price |
|---|---|
| Bus or tram, single | £1.75 [5] |
| Bus and tram daily cap | £5.25 [5] |
| Tube, zone 1, peak | £3.10 [5] |
| Tube, zone 1, off-peak | £3.00 [5] |
| Daily cap, zones 1–2 | £8.90 [5] |
| 7-day Travelcard, zones 1–2 | £44.70 [5] |
Bus fares were frozen until July 2026, when the Mayor was due to decide on future prices, so check the current fare before you budget [5]. If you live further out, caps rise with each zone.
Skip the car and you also skip rego, insurance, fuel and parking. For many Australians that offsets a decent chunk of the rent gap.
Council tax and energy
These two catch new arrivals out.
Council tax
It's a local property tax, paid by the tenant in most whole-flat lets. In 2026–27 the average Band D charge set by inner London boroughs is £1,240, and £1,769 in outer London. The Greater London Authority adds £511 at Band D [6]. Together that puts a typical Band D bill somewhere around £1,750 in inner London and £2,280 in outer London, though your band and borough decide the real figure. Charges vary a lot from one borough to the next, so check before you choose an area.
Energy
Ofgem's price cap set a typical household's annual gas and electricity bill at £1,723 from 1 October 2026, up £60 on the previous quarter [7]. Small flats usually use less. Older terraces with draughty sash windows usually use more. Ask previous tenants what they paid in winter.
Everyday spending
Groceries and casual eating are where many Australians are pleasantly surprised. The discount supermarket chains keep the weekly shop manageable, meal deals are a lunchtime institution, and pub food is everywhere. Coffee is easy to find, though a flat white snob from Melbourne might argue about the quality.
The pricey extras are the social ones. A round of pints in central London adds up fast, and so do gym memberships, cinema tickets and weekend trips to Europe. The upside is that a cheap flight or train to another country is often a short hop away.
How to set a realistic London budget
- Start with rent. Use the ONS average as a guide to the market and check live listings in your target area [1].
- Add council tax and energy if you're renting a whole flat [6][7].
- Add transport based on your zones and the daily caps [5].
- Estimate take-home pay using the 2026–27 tax bands and National Insurance [8].
- Keep a buffer of at least two months' costs for gaps between jobs or flats.
- Plan how you'll move money. Bank transfer fees and exchange margins add up. Read sending money home before you move a lump sum.
